Steam Riser Pipe Causing Corroded Drywall

I live in an apartment building with exposed steam heat riser pipes. One of my pipes is corroding the ceiling drywall around it. The drywall has become very brittle and soft. It doesn't feel wet but I am wondering what is causing this and worried there's mold growing inside impacting the air quality of the bedroom. Is there a potential pinhole leak in this steam heat pipe? The drywall is so weak it won't even hold the screws to the loosely hanging steam pipe cover as shown in the photo. Thanks!
