I will call the cabinet company and see if I can get a super susan in a 39". I never thought about having the trash not next to the sink, but it seems it would work.

I don't think I've seen other recent threads, but seem to remember a tree by the door, not moving plumbing, and some opening up the structure of the existing roof that may come in to play with the layout.

But, in general concept I prefer the Option 3 layout of back wall with peninsula, but I would align the left walls creating the feeling of an entry "space." It is much more simple and "visually clean" in cabinet layout and in line with the small simplicity of the Living. If that is the main entrance door, the peninsula allows a more open aisle to Living, and the Laundry storage/utilities seems better associated with the cold, hard surface kitchen than the bedroom in a small rental space. I also like the straight to Laundry storage (like for a bike) but with the appliance layout in Option 2, except WH in far corner. The longer island plays better for a small rental, many will not have a dining table. Option 1 is no more than a glorified cafe table, Option 2 island unecessarily breaks up the space to save 5 steps.

I hate giving up the 4' pantry w counter. I have another rental that has one, and the renters LOVE it. But it was a bit awkward and misplaced.

I wouldn't think a specifically dedicated 4' pantry is the golden ticket for every rental family. It is just the fact of having extra storage space that is beneficial and marketable.

In this last scheme, I would just leave the entry bench open so that space is not so closed in. You don't have to go to the trouble of so many walled cubbies and cabinets - those walls have width taking up valuable real estate and visually enclose spaces.

Also, the pathway from the Master Bedroom to a Laundry Room is highly overated by many commenters on this forum, so the extra door is unecessary and cuts into storage space. It doesn't matter so much to take a few extra steps, especially in a small rental unit. And contrary to design idealism, most Laundries are not Pinterest worthy, they are a mess, humid, and smell, so getting that away from a direct connection to the Master is beneficial.

Also also, if you are going with a full size sink and stove, the refrigerator should be too.

Yes, the fridge is too small. I'd reduce the pantry from 48" and put in a decent sized fridge.

I completely agree with mama goose. I wouldn't even do a closet type of pantry - do a cabinet one- the closet one will waste about 5" of space just because of a wall. I think you need to do the L shape so there are enough wall cabinets for dishes and other things. I currently have a 30 " ref and half the time I am ok with it and the other half I wished I had done a 33" . Next reno it will absolutely be bigger. I don't know if I would do the trash next to the stove... Other people need to access it - I think the island might be better.

My other rental is the same sf and they have the same amount of uppers and use them for dishes. Everything else goes in the 48" pantry. In the updated design above, I took out the 48" pantry and replaced it with the 12" deep pantry by the bench and the 24" rot pantry.

FRIG:

The frig doesn't look that small in person and it is slightly taller than most. Here is a pic of the one I am ordering. It is shown with full size appliances. I will have the same skinny microwave.:
