At 7.60m long you have enough room for 4 metres allocated to lounge and 3.6 allocated to dining. Or other way round. The width of 5.2 is wide enough for a 8 seater dining suite. Change the television position to the outside wall. You just need allowance for thoroughfare from garage door. A drop zone from garage with a buffet or shelving could be created under the stairs. Even a small study desk and plants in pots.

Your lonely rug all isolated in the middle of the room is doing you no favours. You need a much larger rug (and maybe something less static-y) and to use it to centre your furniture around.  

You have plenty of room for dining and lounge furniture

Beautiful room, choosing neutral coloured furniture will compliment your lovely floors, keep furniture low to flow into your outdoor living area, blinds can be added to your bifolds or curtains whichever you prefer, beautiful home.

Dreamer, agree with that minimal study area, just beautiful. A beautiful dining table and chairs would look great, keeping it simple and uncluttered would look lovely.

Yes Julie Herbert, our photos are the same of the study area. I put three different aesthetic photos into post, because we never know what the original poster Double D, likes or dislikes are for furnishings and decor.

For what is worth I've seen some amazing rugs from Miss Amara which are washable and look like faded persian rugs. Maybe not doable for the size but they look lovely online

Thankyou for the pictures Julie, yes I thought the same with neutral colours too, it’s just a bit hard for me when I have always had old homes, and I lean more towards eclectic. All my furniture is currently in storage and none of it will suit the new house, so I have to change my way of thinking. I like natural fibres, linen. I also like Bahamas style. I would also like to wallpaper the back wall going up the stairs. Thankyou Julie for photos, it really helps.

Yes I agree about furniture here in the west. I ordered a new tv entertainment unit on Thursday. ETA is end of may early June 2022.

Good idea to live in the home and get a feeling from it, before making any major/expensive decisions . All the best with settlement.

After shots of my lounge/dine. Thankyou everyone who helped me with their great advice, my space is nearly finished, I managed to get my dining table, together with lounge area, and changed the window coverings, I just need to hang my artwork now and move the bookcase.
