NEED IDEAS: layout of mudroom / laundry/ half-bath

Looking for ideas / advice:

Have a 23' x 11' area marked on the floorplan -

Would like to change layout to optimize space -

mudroom - no cubbies - bench w shallow partitions ok - need everyday jacket hoos - everyday shoe storeage - seasoonal clothing storeafe doens't have to be in mian mudroom area - have 2 teenage boys

closet/s - 7-8 feet of closet space for coats

half-bath - can be smaller

laundry - want to keep w/d side-by-side, currently on pedestals, can remove to use top for folding surface *potentially move upstairs if we can find space for them / it would solve all the space issues on 1st floor

office / studio gym - 9x9 smallest - for larger 4'x2.5-3' desk area - all the piles around that need one home - and pilates / yoga props

- remove slider and replace w/ single door to add wall space

- want to avoid moving doors into kitchen / garage -- but if a must, can check w architect

Hmm. the first thing I notice is two doors opening into each other at the garage entrance. Frankly Im a bit confused on the whole layout

1. do you really need two dining room areas?

2. do you really need two bathrooms on the main floor?

3. is the entrance to the mudroom only through the garage?

4. you have teenage boys but a playroom? why is that not the workout/office?

I would be using that dining space as the office workout room

having the workout room where everybody has to passthrough to the to the house is going to be annoying. and also doesn't give you any privacy.

Thank you for your feedback - Playroom is the TV room / hangout room now- Mudroom entry through garage / kitchen / slider to outdoors - ultimately, yes, from outside it's acceassed through garage - one is a full bath . the half bath is used all the time bc of kids in and out - one son is 10, still mess in woods with friends ... still trying to figure it all out. I appreciate your help!
