Whatthehell is a ”princess suite”? Some silly 1950’s thing? A new bathroom costs a heck of a lot more than 20 K. The average to remodel a 3 piece already existing hall bathroom, is more than 20K. To carve out a new bathroom and put in all if the infrastructure would be 50-150K.

In the 90's some people referred to our daughter's room as a "princess bedroom" because it was smaller than our master bedroom and had its own full bathroom. I assume a 'princess suite' is a bedroom with an en suite, but not quite as big or fancy as the primary bedroom.

I don't totally understand the floorplan, so won't comment on it. Except to say, if you only need to occupy 2 bedrooms, it would be easy to give the hall bath to bedroom #3 by adding a door. But what's that space between bedroom 2 and the master?

Yes, you are correct Nickel. Princess suite is a smaller than master BD with it's own full bath. I tried to edit the layout using paint since the actual owners made changes to the original plan but i couldn't do a good job in adding it correctly. sorry about that. I will try again later and see if i can get accurate one

we have to come out of BD 3 to access the hall bath. we thought about the option of adding a door from BD but from that end of the wall, there is big vanity mirror and double vanity/sinks.

There is no space between the master and BD2. i couldn't edit it to show correctly.

The Gap outside of BD 2 in the hallway is the laundry room.

There is another thread in this forum regarding adding a bathroom, I think their architect gave them an estimate of $100k. Depending on your location it could be a lot more but I can't imagine being able to add a new bathroom for the numbers you mentioned even in a very low cost area.

Bedroom 3 makes the most sense to me, as the plumbing is right next to it. You don't have to lose a closet; you build closet and storage around the bed. If there is a window on the best wall for the bed, have it replaced with an operable transom.
