Assuming you have costed out all these various improvements so you know what to budget for annually, the next step is to prioritize them. Which one do YOU feel will make the greatest impact? It's not really important what we think.......this is a decision you have to make.

One thing to keep in mind is that several of these items have the potential to be disruptive, at least on a temporary basis. New landscaping is easily damaged by things like window installations, replacing trim or painting. Or any other more major changes you might consider during this process. I'd save that project for last.
