If you don't have irrigation, then you are kinda screwed as far as having a nice lawn. If the zoysia likes it there, then let it invade as much as it wants to. It might not do well in the shade.

I'm not looking for a great lawn. Just one that doesn't turn brown for over half the year.

If you manage to get the fescue to grow, without irrigation it will be brown in the summer for some summers.

If you're not willing, or don't have the time, to put in the effort than you are not going to have a decent lawn.

If you have the money, get someone to come in and slit seed and fertilize your lawn as soon as possible.

It's getting a little late to do this in NJ.

I did it a month ago and am having great results.

My lawn was totally dead from the drought
