First two could be ash trees (Fraxinus). Last looks like some nondescript cherry. Looks like they're planted, if so, WAY TOO close to the house.

Yes, way too close. Builders don’t care. They plant whatever is cheap so it looks semi-ok right now. Next season, next year, ten years from now is not their problem.

they can be easily moved ... since they are recent transplants ..if you are youngish and have a shovel and a tarp ...

all should be 10 to 20 feet from the house..

but you gave us no info on the lot so we cant really opine how to help you ...

i would NEVER have a deciduous tree that close to the a/c ....

2. could be Ash but 1. doesn't have pinnate leaves, so not Ash. 3. could be a Cherry. all three are absolutely parched, far too close to the house and 1. is badly staked.

You might be able to keep where they are, but it would take constant pruning to keep them shrub size.

Also live in the PNW and here it is a county requirement that all residences in a new development have a planted front yard with at least one tree before receiving a COO. The only criteria for tree selection is that they be cheap and able to be purchased in bulk. No consideration is given to siting, mature size or appropriateness to growing conditions. Almost without exception they are junk trees and improperly sited and not worth keeping.

Can't speak for Portland but a dogwood would not be on the list of builder trees here!!

The first tree is in a very poor state, but I don't think it has opposite foliage.

Maybe the first one is Magnolia kobus? I found the approved building plans on the city website. They were planning to plant one medium and one small tree per 10' by 25' yard. Medium trees: flowering ash (Fraxinus ornus), Magnolia kobus and Alaska yellow cedar (Chamaecyparis nootkaensis). Small trees: Bird cherry (Prunus padus) and crape myrtle.

They definitely planted some nootkaensis, I didn't post pics of those.
