Replace or not replace metal roof

last modified: 4 years ago

We purchased a sprawling ranch home that has an entire standing seam metal roof (including the garage). The roof is about 15 years old and (being 24 guage and double-lock) is still in great shape. We are doing extensive remodeling with addition and upward expansion. The roof of the middle portion of the house will be taken out for expansion.

We were told by some that we could leave the existing roof as is where work is not going to be done, and just paint the whole thing afterwards to match.

The roofers told us we’re better off redoing the entire roof. Their argument is that we will be forver chasing it with paint since the old and the new will not match everytime the paint starts to fade. We understand their point but we also know it’s more money for them.

Keeping some of the exsiting and doing the paint option will save us at least 35-40K.

The house needs a metal roof because of its architectural design and the pitch is very low.

Any advice will be appreciated.
