this is confusing....replacng floors/cabinets and counters yet your goal is to not spend much and sell soon.....maybe explain a little more how you are going to do all that and keep the goal of selling soon and spending a small amount in preparation. Maybe you have access to magic.

A simple fixture that provides a lot of light is key. Get something that doesn't call attention to itself as it will make the room look bigger. It is really important to have all the lights on and good bright bulbs when you show a house. A single track type fixture could do the trick.

I replaced every light in our house when we put it on the market. (I wanted to take my antique lighting fixtures with me, knowing most people would not appreciate them.) I bought all of my lighting on Home Depot and Wayfair. I didn't spend much knowing that most buyers would probably swap it out anyway for something they liked better. Perhaps this could do the trick.

our old house had track lighting in the kitchen and it created weird spots of light rather than filling the whole space with light - just something to think about when choosing the fixture -

we had a small kitchen in that house but ended up replacing the track with a fixture from Rejuvenation (before they were bought by Pottery barn)and had them upgrade the wattage so it could be quite a bit brighter then put it on a dimmer - gave us lots of options. your kitchen maybe too big for this approach but thought i would throw it out there

Please just put in recessed its not that expensive, and for resale its just a plus. If you are going to basically redo the kitchen why would you not redo the lighting?

You guys are right - I'm installing recessed lighting. But I see an opportunity for some visual interest to do something different over the sink, and I don't think that would increase the $$ significantly. So I'm thinking two recessed lights over the countertop on the right where the stove is and then perhaps three on the side of the sink, including one pendant over the sink and one recessed to either side. I've been looking at various photos but most show pendants over and island which I don't have. Do you think something like this would be task oriented enough? We have a westelm outlet nearby and they have some of these...

If it were me, instead of light hanging over the sink which could feel odd, I’d add a few sconses above windows (if wide enough) in addition to the recessed lighting. Be sure to complement the mental hardware.

Agree with the above. If you're putting in recessed lights anyway, then you don't need an ambient light fixture in the center of the room. Some sort of decorative task lighting over the sink would be ideal.

If you look at my first photo, there's actually a pendant light over the sink. It would be easy enough to add a j-box over the sink when the electrician is putting in the recessed lighting.
