If it comes as is…it would be smart to use it …as is …for now…see how the sun and light effects your lifestyle…and what your specific needs are…as for the sunroom section…the first thing i would do ……is explore options for shades that will offer privacy and shade ..that are easy to operate…keeping the furniture will allow you to experiment with different arrangements before you commit to new furniture/style….but…consulting a local designer for help ….could be a good way to jump start this project…with no delays or experimentation…

You need to DRAW the space, show these adjacent area /openings, and ALL the dimensions.

It's not enough to say the room is 13 x 27......You can't block passages and openings.

You also need to account for glare, and privacy.

IMO first thing solar shades on all those windows so you can control the heat and UV but keep the view. I agree we need a to scale floor plan for sure. Post the plan here in a commnet do not start another post.

This might be a case where ceiling or post mount hardware that allows for tilting and swiveling might come in handy. Like you see in sports bars, for example.
