Should I convert a hallway into a laundry room?

Our main floor is L shaped. You enter into a front-to-back main room, turn right into the kitchen at the back and then on into a family or dining room. Connecting the main room to the family room is a hallway where we have a half bath and a wide laundry closet with folding doors. Other than that closet, which is awkwardly laid out resulting in wasted space, we have no storage downstairs, including no coat closet. We are contemplating closing off that hallway, after the door to the half bath, to create a coat closet on one end and a laundry room on the other, with cabinets and shelving galore. It would only eat up a bit of space in the family room. Would that be a good investment for a house we'll probably sell or rent in a few years?
