If this is for a single family home, I would ask the inspector to provide the exact code excerpt that requires a listed, rated door.

That seems a questionable call.

We are required to do that on our current build if it is to be a legal two-unit building.

A commercial specialty door manufacturer can provide the required door.

I found a store that is selling indoor fire rated door with metal fram at a good price (~270$, April 2023).

Since you seem to be nearby, check out ABC fire door on Lakeshore in Mississauga, which is where I sourced an exterior firedoor for a previous build. (Barely functional website though.)
