Where is the source of the water? Are there gutters, where are the downspouts

Are you legally able to install drainage or fill?

It’s just from rain. The building next to it is my garage. I should look into where the downspouts are located in connection

Water should drain away from the house during a downpour, which is the reason the ground is graded away from the house. Does your basement flood? You need to get the big puddle to drain further away from the house so it doesn’t back up into the foundation. If you are not getting water in your house, great; that puddle is a warning that you need to give water somewhere to go, so when you get a shitton of rain, it moves away from the house. So you may need a contractor to look at your property and come up with a solution that moves the water away.

My house is in front of this. This spot is in between my garage and 2 neighbors garages. There isn’t really anywhere to direct the rain that I can tell without it going towards another structure.

There appears to be a high spot in the middle of the yard. Where would the water go if you cut a swale through the middle of that area?

The corner of the building in the left side of the picture, It looks like water may be moving around that corner and to the front of the picture.

If true can you run a pipe (corrugated plastic) back direction of the camera position?

Same question about the right side.

If this is an older built up neighborhood, a length of pipe may mean a couple of hundred feet to get the water out off of you lot.

We had a similar situation. We (our contractor) installed an underground cistern for the water to drain into. A pump pumps the water out through a buried pipe to the gutter in front of the house. No more pooling when it rains.

Or look into rain gardens.

I put in an extension of a previous French drain to get rid of water running down the hilly backyard of my back to back neighbor. I situated the new drain pipe 90 degrees from the original one, all across my backyard margin. It certainly worked a great deal toward making the back yard less mushy when it rained. I just installed a slotted drain pipe on the edge of my patio, as water from the side yard would puddle and not drain on the patio. That's not quite done yet, but hopefully will work. The slotted drain is interfaced underground with the original French drain.

There’s only one solution: you must find a way to prevent the water from settling there. Water will always flow downhill on the Path of Least Resistance; if there isn’t a Path (and obviously there isn’t) you must make one.
