Are you set on that layout? I’d be curious to see what the existing layout looks like.

Do you have an architect involved? i’m confused by gutting it without a plan. without dimensions it’s hard to know but living area looks cramped with dining area plopped in the middle of everything. i’d want to move garage door down and rotate kitchen 90 degrees. get rid of banquet and make space for dining table with room to walk around it. unless you are a bath every day person i would rethink the two tiny showers plan. also are you walking through laundry to bathroom? this does not seem ideal. All this is to say i’d rethink layout first.

In both bedrooms I would put the closets on the entry wall. I think the look of an armoire adds so much character to a bedroom, but because a room must have a closet to be considered a bedroom, I’d look into having built-ins that look like freestanding armoires.

i think I would rethink the whole layout, not just the bedrooms.

@ffpalms @lharpie @thinkdesignlive Thank you - i just added a photo showing the existing layout so you can see what we’re working with. it’s currently an 860 sf 3 br, we’re bumping out 2 exterior walls but hoping to keep plumbing walls where they are.

Do you have an architect / builder team assembled? Seems like a tear down makes more sense.

Some tweaks to the windows in the lower-left bedroom might be needed to allow space for corner closets. I am a bit confused by the master closet, which seems deeper than 2 feet, but not enough deeper to be of any use. You might be better off making that a standard reach-in and giving the extra space to the bathroom behind. Is there a door into that bath/laundry room?
