1990's house needs a face-lift

Hi guys, I really need some suggestions with giving this home a face-lift. I feel like it's got so much potential that I'm struggling to open. One thing is we want to stay away from lime washing it. Any ideas are super greatly appreciated ❤️❤️

    Yes, as soon as the sun comes up, I'll take a closer picture. Thank you for the tip! The budget is around $50k-ish.

    Start with painting over the gray. Lots of people here recommend a pale/dull green to pair with your brick.

    The windows. You have different kinds: bay, a four casement style, awning style, sliding windows. I would try and figure out a way to minimize the clash of window styles. And I would probably opt for removing the bay windows, or continuing them down your facade and creating full two story bay windows to unite the two levels.

    Beautiful home!!! Update the landscaping. Come up with a new color palette that works with your brick color. How old is the roof? Consider changing the color when it’s due. The vertical trim pieces should not be painted white, they are not a feature that should be emphasized.

    The roof is only 5 years old, and it's a 30 year one 🤦‍♀️ landscape is next on my list. It's like a rose unicorn threw up all over the yard 😆. Thanks for the tips! I definitely need to change the trim.

    I think the windows in the front bay look short. I think longer windows would look nicer. I don't know how far $50K will go on a house this size. It may take all of this two make some changes to selected windows

    The house looks kind of... municipal? Like it used to be a school or something. I realize it is a house, but it has that feel to me. So maybe change the two end windows to match the center one on the first floor, those two with the split so there is a little bottom portion are lending some school window vibes. If those windows had color blocking to the tops, they would be school windows I've seen on a few schools. Pretty sure you aren't going to do anything about the drop off drive to the front steps and the drive to the back that feels kind of like a teachers lot. Take down/move the flagpole, change out the fence, and revamp the landscaping. Change the planters flanking the door too, those could be straight from a number of municipal buildings with their current format.

    Getting rid of all the gravel stone “mulch” would be a step in the right direction….

    I would go with a tan or brown on the bays. The gray just doesnt go at all. I agree, you need a bit more landscaping, and maybe some color for interest.

    I think $50k will take you a long way with paint and landscaping. Getting rid of most of the gravel and hardscaping and replacing it with grass, plants and shrubs will make it homier. Less contrast around the windows will soften that aspect; a pop of color on the front door an you are in business.

    The gravel is the first thing that needs to go, and plant some shade trees in the front.
