You'll be well served by consulting a local attorney who has construction law as part of his/her practice. They'll be able to guide you on the particulars appropriate to your needs and they will likely know which local builders and remodelers you should avoid, too. That knowledge may be more valuable to you than their ability to craft the "perfect" contract.

Great books can be gotten from public libraries. Great construction contracts can be gotten from local attorneys.

Better off finding a reliable reputable contractor. They'll bring their own contract.

Once you or the GC has to pull out the contract for reference its probably too late.

"These AIA contracts are pretty handy."

"Handy" isn't the word I'd go for as a priority. Let's not forget, the AIA is a trade association of Architects, not a trade association of owners. Their legal documents reflect same.

In our market, custom builders won't enter into an AIA contract. Might be different in other markets.

Which market are you in?

We design and build custom homes in the coastal VA market. In our market, demand for quality custom homebuilders exceeds the supply. No reputable custom home builder needs to work under an AIA contract-- but it's not a bad discriminator. If you find one who will work under an AIA contract, you don't want them building your home.
