I would start by moving the dining table down closer to the kitchen. Then put a seating area with a nice view out the wall of windows next to it. If there isn't another place for a TV and they want one, put a seating area with the TV on the area that has the steps up to it. In order to get more specific advice you will need to draw a floorplan on graph paper so everyone knows exactly what you're working with. Also, what are their needs and what furniture are they trying to place aside from the dining table? I don't see any sofas or comfortable chairs.

I agree the table next to the kitchen since I see no reason for it not to be there . I know people get fixated on keeping everything when they downsize but trully all those huge pieces are too much for the space s. The china cabinet is what appears to be the LR is not good. Sometimes what I do with clients is get them to pack away china they do not use and take the cabinets and either take the top part off and just have a buffet type cabinet or lose it completely . Is there no one in the family that wants any of those pieces? I like to use those glass front cabinets in walk in closets to store acceessories might be an idea. It is hard to get people topart with stuff so go slow one piece at a time . Make the LR sapce only thta no spill over from the DR to start.

I would set up the dining room on the upper area, include the curio, hutch and dinint table.

Use the sunroom for conversation, etc. you could even make two destinct areas defined by two complimentary area rugs. Casual dining right off the kitchen.

Photos of living room, please? We need to see what furniture is in there and any empty areas.

How about the hallway? Space for one of the big pieces?

The smaller round table on the second lever, with the two chairs, bring that down to the kitchen end of the sun room.

Put the dining table, chairs, the matching china cabinet on the upper level.

Too many large display pieces for one area are overpowering the area and taking up wall space.

Another vote for moving the dining table to just steps from the kitchen, and then I would have fun creating a beautiful flow from the upper level to the lower level at the other end of the room. I would mentally treat those far-end spaces as one big contiguous room. I might even go so far as to define both spaces with a terrific carpet that goes down the steps, from upper to lower. Something I would think about, to see if I could make it work.

It is a bit nerve-wracking to see the rocker with its back to the steps like that. Just visually jarring.

Given all your windows and french doors I think all your glass cabinetry could be used for great effects, most especially if it's not precious and could be painted. But I wouldn't throw it away just yet. I'd think about rearranging the furniture first.

Just reacting to some other comments:

I have a step down from my kitchen to my sunporch, which is my favorte place to eat dinner. Carrying hot food up and down steps -- and I've only got one -- is a bummer. Don't put the dining table on the upper level.

Once you move the dining table to near the kitchen, I wouldn't be afraid *to consider* putting a sofa right at the bottom of those 2 steps, right at the center, to force traffic to either side of the sofa going up and down the steps. I would even *consider* putting a console table behind that sofa, on the first step, with cordless lamps on it. I'd probably conceive of the upper level as a library-media kind of space, using all those cabinets for BOOKS, and use the lower level for socializing. But loads of options here, and I might go in a different direction.
