The Hartco/Armstrong/Robbins/Bruce lines have lost alot of respect over the last 25 years. The company has changed hands several times since. I lost track of what they are called today. Many dealers have their displays gathering dust in a warehouse.

Forget about the dogs. They'll do damage on any hardwood floor. A character grade Hickory would work best for those that may have high expectations after being influenced by a young inexperienced sales person. Keep in mind, floors are made to walk on. They are the most abused interior building element of the home. They're made to walk on and not prized like a fine piece of furniture.

Perhaps others can fill in the site finished aspect.

I was told the prefinshed it not necessarily better because it is hard to refinsh. What are your thoughts. Thank you for the suggestion with Mirage.

I prefer site finished as my background started in the early days. Late 80's. No bevels. Unfinished is termed square edge in most parts.

White Oak Choice? I'm not a trend follower. However it has always been my favorite, even before the rage seen nowadays.

"more impervious to fading." I'd be careful with that. Nice marketing though.
