Beautiful project!

The pool level is a couple feet above the house/patio level which helps to keep house views unobstructed. But I don’t think it’s possible to have completely unobstructed views from the four view points you mention as that’s pretty much the entire back side of your house.

Consider moving the built-in kitchen area over to the right FR side. That leaves the center open for dining and seating areas. You can try out various furniture placement after all the hardscape is in so you can put any tall items such as patio umbrellas and tall potted plants in a spot that doesn’t block views from the interior. It also gives you the flexibility to move things around for large parties.

My backyard house/patios/pool siting is similar. Where will your pool fencing be installed? Avoid having fencing between the house and the pool as that will interfere with your views. And keep the 4-season plantings low in the retaining wall beds to the right and the left of the steps up from the patio to the pool. I have a mix of spring bulbs, flowers, low flowering bushes, herbs, low berry plants/bushe, etc. in the wall beds and they look great in all seasons.

IMO outdoor living space is really designed like any indoor living space . I like the outdoor kitchen to be very close to the interior kitchen , then the DR next to that and the seating next to that . IMO you have a long walk from the kitchen to theoutdoor kitchen not ideal. Is this a hme already built or just planning? I do not understand the odd jigs and jogs for the actual house it makes for an expensive build for no reason. Where I live the pool needs fencing ll around it , we used black metal and glass for ours. I do not really see how a pool at that level will afford a view form the porch to see what is happening in the pool. I have no clue as to the actul layout of the rest of the house but the screned in porch seems out of proportion to the house . All in all back to the planning board for the exterior layout for sure.

I don’t see dimensions for your proposed patio. Ours is 24x26 and includes an adjacent grilling area which is near the house while separated from other patio functions. Once a hot tub occupied the adjacent 8x12 area where the bistro table sits. Patio and landscaping represents approximately 20 years of maturity. Hopefully the video will offer persoective and ideas.

I put inexpensive snow melting wire in my side yard cement before it was poured. I tied it on about 12'x20' of the re-bar for the main sitting area. It's such a luxurious touch to be outside barefoot when it is chilly out. The heat radiates a couple feet up and helps to keep you comfortable while seated as long as there is no wind. I put some natural gas quick connects for portable heaters too.

I think the onder flor heting is great if you live where you will use the pool and patio on chilly nights . Where I live I am not going to be in my bare feet ever once summer is done I do however love the heated steep driveways that people here put in

I hadnt thought of the radiant heat under concrete. Great idea!

Thanks for all the comments. The total first level patio size is about 750 sq ft between the kitchen, dining and sitting area.

I am a fan of electric radiant heating too, @Paul F and it melts snow and ice from my driveway. I wish I had put it everywhere. I intend to use it indoors.
