How about good set of basic tools? It’s very dad-like, and not something everyone has if they’ve been renting. My dad bought me some, and I still have them 30 years later.

There are also some really cool flashlights, that do things like serve as torch, lantern, hang over a workbench, and the flashlight beam is astonishingly bright. I can’t remember the exact one we gave as a gift. Not a huge gift but useful.

Garden / lawn tools ( rake, leaf blower, trowels, garden shovel etc).

I would get a big bucket from a major hardware store and fill it with tools as mentioned above, nails, measuring tape etc. A large basket with new kitchen towels, sponges, bath/spa items, a candle warmer and a new home Christmas ornament.
