How would you arrange this space?

I struggle with furniture layout and would love suggestions for my living room and dining area, using the furniture I already have (budget limitation).

    is there a staircase in the picture... how about a photo of that wall?

    Would chairs fit/work under the window; that’s the only thing I can see re layout. Drapes can add a lot and large art on the dining room wall would be nice - does table need to be butted against wall?

    Putting something like marble or granite around the fireplace would be nice.

    What about putting the 2 chairs so they face the window(back to dining space) and purchase 2 ottomans that face the 2 chairs.

    Great suggestions. This is a rental so I can't remove shutters or add built in shelves, but I can move things around and incorporate more . Can't paint walls or hang light fixtures either.

    Which direction do you like the couch? The patterned rug only works if the couch is parallel to the fireplace. Where would you move the floor lamp?

    you can ask if you could put up a few shelves ( show them the pic)

    this would add a lot


    even something like these are easy to screw into a stud/drywall w/mollies. patch up is easy. or just leave them


    or, do the small console w/art or mirror above it.

    drapes you can do, plants,




    maybe instead of you current coffee table, try something a bit more organic, (above and below) or warmer like the leather ottoman


    put a wood tray on top or books and top w/a bit of color (they have really good faux orchids now)




    same room layout as yours. diff sofa, chairs in front of the glass, tall plant in corner. I like the table, the way everything is decorated. (you still need some art though)


    See if the owner will let you paint the border black, or tile that white surround portion. or, maybe add a wood mantle like this^ Can't hurt to ask


    In fact, show him this. the black tile around the surround opening would look great. a little wood trim around that, and this simple book case off to the left (maybe the right too if you have room)

    Can you guys DIY? Run it by the owner. It's not going to hurt his property and will only upgrade it. Again, can't hurt to ask. don't know how long you plan on staying there, but if it's for a few years, I'd certainly do this^

    Start with the fireplace. Paint the surround black and add a mantel.



    Turn the rug so it runs horizontally with the front window, Center it. Put the chairs in from of the window...just like in this photo. Have the sofa face the window. Add a (real) floor plant, table between the two chairs.




    If you have the room add a console behind the sofa.

    The chairs look terrible with floor if they aren't all or partially on the rug. I also have an issue with trying to center the rug and fireplace. Help???

    No room for console table behind couch if it's parallel to the fireplace.

    May we have measurements of the room that include the measurements of windows, doors, and any openings as well as the fireplace.? That will help a lot. is this the only place you can put your dining room table? It probably is I just thought I would ask. A hand drawn Sketch with the measurements works really well. We don’t need anything special. Just the measurements. Best wishes.

    Room measurements please that include the windows, doors, opening, and fireplace. Also what size TV do you have and what is the length of the couch? We look forward to getting the measurements so we can build a 3D rendition for you.

    Sorry for repeating myself, I didn’t mean to. I was just wondering is there any chance that you could hang the TV in another room that would be easier for you And your family.? I understand your frustration and struggle with this room. It has so many obstacles, the windows, the doors, the stairs and the sliding glass doors all in a relatively small space. Makes it so hard to arrange the furniture in a way that is easy for you to also enjoy watching the TV. The room looks like it’s about 14 x 20. Just a rough guess. Best wishes.
