Hi. A few questions that will clarify placement of furniture. Are you able to draw the first floor so that we know how each room interacts with the other.? Take measurements for each wall window door and stairwell.

We are able to answer your questions and people will come up with some lovely ideas if measurements are given. Otherwise no one can tell you how the furniture will be placed or look.

Some thoughts.

A sectional is sometimes too large and a sofa and chairs work better. For guests you may have to pull chairs into the space and have it be a bit more crowded. For regular use you would place them away so that you can comfortably move around as a family.

For everyday living you might have to have a table set up in your dining room that is smaller for ease of use and enlarged when you have guests. You may have to use your kitchen or living room for overflow seating when you have guests.

I think you have to look at your place as being flexible but not perfect. No place is.

The right furniture can go a long ways to making a place work. Sometimes apartment furniture works in a small living room. Carefully set up your home. It becomes costly if you don't get the right furniture etc. You also want to enjoy the furniture you have. Don't rush.

Please post a floor plan with measurements. Is the half wall common to both rooms? If so, it looks like the only open wall space in the front room may be between two windows on the side wall? Who will be using the space…young families with kids? Older folks who need more structured seating? Do you need a big table for shared meals with guests? A lot of seating to watch televised events? Please tell us exactly what you need in that space or how you’ll use the space.
