I have lived nearby for decades and this specimen has been around for a very long time. I have always meant to stop and take a picture when it is in bloom but either I get sidetracked or it hasn't flowered. (It appears that these pictures dont show it in full bloom....oh well better than nothing).

It is on the property of a business in a century old home.
