A professional pressure washing would be relatively inexpensive and make a big difference. You could also put a larger indoor/outdoor rug under your doormat to add interest and to help define the entry area.

Maybe pressure wash those black spots again, to see if can remove the paint. You dont want to paint it again, because, then you may end up with spots like that everywhere again. Be aware, that the rocks, will take on a list of fake plastic rocks, once you paint them.

The rocks will not look better painted and will require continual upkeep. As for the concrete check out having it cleaned and stained . For sure do not paint the concrete it never lasts . The rocks can be lightened but not by slpping pinrt on them . No warm white wit all the strak white . Slow down and get soe real help before you really have an issue. Get a concrete refinisher to take a look to see what can be done and the look you want for the stone if you hate it as is is the look of the color wash rocks . That will need to be done by a professional with great references .

I liked these two colors…so torn. Maybe I’ll just keep the rock and work with it. This window is the only window surrounded by rock. The rest have white trim that I can paint whatever color

I think Beverly is suggesting a warm white wash and not paint so there will be some variation still in the stone. Hopefully, you are doing your research for appropriate products to use on stone, not using house paint. I would want to change that rock, too. I love her examples of the before and after with whitewash.

I might just paint the risers of the steps to cover the stain. The paint will be much more long lasting there than on the steps themselves or the porch

I’ve been researching lime wash and feel pretty confident in my skills…deciding between these two. I love that idea! So creative to do just the risers to freshen it up :)

One thing to note - the inspiration pictures both have grey roofs - your roof is BROWN. You should definitely consider that when selecting your color scheme, as it will never look the same as those inspiration photos.

I would NOT use any kind of paint or stain on your concrete patio and step area. Depending on the climate you live in, it will be a temporary fix, and much more work to redo.

Look up "polyaspartic coatings". Check Facebook or google for installers in your area.

Do not get it confused with an "epoxy" coating. It is a completely different animal.

We had our garage done about 5 years ago, and our (concrete) front porch and steps done about 18 months ago. It comes with a 15 year warranty.

There are many color options!

Our garage is 22 x 24 - and IIRC, it was about $2500. Normally, it is a one day process, and fully cured in 24 hours.

ETA: Our home was built in 1965 and all the concrete is original.
