Hello! We live in a 1920s Tudor. When we moved in 12 years ago, the upper story was mostly unfinished attic space, so we renovated it into one large open primary suite. Two kids later, I'm wishing we had the foresight to turn this large space into 2 bedrooms. We currently have a small office in the back of our room that used to be a walk-in closet, but now use Ikea wardrobes as closets. I've uploaded two photos - one of our current layout, and one as an option to put up a few walls and create a fourth bedroom. However, with this potential 4th bedroom, I think the most cost effective way to do it would be to technically have our current primary bath be accessible from the hallway/whoever will use this fourth bedroom. We would also turn one of the long/unused hallways into a closet in this new plan.

Currently, our kids share one of the downstairs bedrooms. One of the "bedrooms" downstairs is a pass-through room right off the living room that you can walk through to get to the bathroom/hallway, so that doesn't feel usable as a kid's room. I would likely have them share the upstairs bedroom, so we all sleep upstairs together and move the office downstairs on the main level, and maybe even have room for a guest bed!

We aren't sure how long we will live in this house - it could be a few more years, or another 10! Do you think resale-wise, I'd be making a mistake taking our private primary bathroom into a shared bathroom just to add an extra bedroom?
