Why can't you put the TV next to the fireplace?

And do you need a huge sectional? Are you willing to change your furniture?

I agree that the tv can be placed to the left of the fireplace.

No sectional the TV can easily go beside the FP on the left and a sofa and 2 chairs arranged for how you like them I have hot water basebord heating I happen to love it and I have some furniture sittin in front of one it is not the end of the world .I would put the TV on an articulating arm arrange the furniture to be able to have 2 people watch TV the TV need a cabinet below it for a bit on an achor and the TV hyng so that when you are seated the middle of the screen is at eye level. Is this honestly the only space for a TV in the house ?

I’m open to getting rid of the sectional and also open to switching the dining and living room spaces. How would you suggest I lay things out if I make that switch? would it look silly to have a dining area and a breakfast area right next to eachother? if so what should I do with the space to the left of the fireplace?

Okay I guessed at dimensions. This moves the living room to the upper left, dining near the fireplace with a console or credenza in front of the window, and just a little reading chair and table near the patio door to fill it out. Another credenza or storage piece can fit on the wall behind the staircase for extra kitchen storage. Just a different idea, I won't be sad if you hate it.

Your dining room looks bigger than your fireplace. Why not flip the two rooms on paper to see if you have more choices.....I have seen a lot of fireplaces on Houzz in the dining room. And baseboard heat gives such nice even heat either room can work for either space. just a suggestion
