can you mount the TV on the outside wall near the kitchen create a seating area facing the TV just inside the door? it's ok to put a sofa in front of a window.

make a separate conversation area with swivel chairs near the round fireplace.

small bistro table in the kitchen.

Lyns idea is good and also sets you up so you can see the TV from the kitchen. That is not important to everyone, but worth considering.

An alternative is to put the TV on the kitchen wall and the couch in front of the big window. dining table can go in the kitchen open space by the living room, or on the fireplace side of the front door.

Best alternative, get rid of the fireplace. Not sure if that is an option. 🤷‍♀️

IMO the space in front of the FP for the dining table then the larger space can be the LR and if the TV does not HAVE to be there don't put it there at all just nice seating for converstaion

Thanks for all the suggestions! Unfortunatly we cant move the fire place since were renting. Also, we have a large rectangle dining room table that we love & dont want to get rid of, so maybe moving it by the fire place would work

The table can be tucked close to the fireplace for everyday, and pulled out into the front of the door for dinner parties.

Different idea... Dining room table by the kitchen and windows. Use the area by the fireplace as your office/study/library. Put a sectional on the wall across from the front door and a showy coffee table and a cool chair. Hang some cool art over the sectional. Set a scene against that wall to grab attention and say " take a load off" as soon as you walk in. Does that work with your lifestyle?

How do you get in your bedroom? I don't see a door.

You can assemble a media grouping on the wall as you enter the space. It can be the TV plus storage, or a foyer table, bench and mirror.

I love the layout BeverlyFLADeziner! The only thing is there is a door to the outside deck, so we could just take one of the arm chairs away. Also, we have a rectangular dining room table that we'd rather not get rid of but maybe only a circular one would work in this space. Or maybe it would work near the fireplace

@Alicia Rice you might benefit from providing the dimensions in inches of the big dining room table you have. If you already have other furniture that you don't want to part with, you could provide dimensions for that too. Otherwise you are just going to keep getting ideas using generic furniture you don't have.

Other options:

I like being able to sit and read by the fire (if you will actually use the fireplace), but in both of these arrangements, the table would have to be pulled out to seat six, and the path from entry to kitchen goes through the conversation area. TV could go on either the kitchen wall or the slider wall, with art on the other (or art on both if you decide to skip the TV). Swivel chairs needed for watching TV, but even so, some viewing angles would be better than others.

@simplynatural these are all great! I do see us using the fire place, maybe as a reading spot so maybe the last configuration is best. We both have offices downstairs so our desks would be there

@kl23 the dining room table is 61x38inch and basically the only thing we would rather not get rid of (but I'm thinking a circular table might fit the space better). We’re open to replacing or adding all other furniture depending on what works best

Some impressive designer skills in this thread! Lots of great options, but I’d probably go with simplynatural’s rendering where the dining table is lined up with the front door (against the kitchen wall). This layout gives the most seating for enjoying the fireplace, and having a table right by the door would be convenient for dropping items. I’d probably just take away an armchair in the LR for better traffic flow to kitchen area.

I keep hearing a voice saying to keep the table by the kitchen. Trekking food from the kitchen through a living room to a dining area seems tiresome. Maybe it's just me...

That’s a fair concern. Not sure how big the family is, but if just a couple of people you could also place a counter-height cart on wheels with a couple of stools in front of the kitchen window to do double-duty as a breakfast bar for quick/ informal meals and use as a mobile island when needed for food prep.
