The design looks nice. Gunite? Vinyl? Fiberglass?

Deck reconfiguration looks nice also.

If its gunite, you have a bit more freedom with custom design details.

We are gunite builders and on designs like this we design the initial step into the pool as a sun shelf with a 2' tread. The remaining treads are 14". The sun shelf makes for a nice spot to sit and large enough area for kids.

Sometimes the sun shelf is bigger.

Choosing these sizes is based on the pool's overall length. The steps and sun shelf can take a way room from the shallow section.

Don't forget about a fence!!

How will you do the fencing around it? Insofar as that affects how your lot is transected, lines of sight/ views, pathways, linear ft of fencing and such.

You won’t want your dining table and cooking area so close to the end of the pool. You might want to bump out your patio area on that side to have more clearance to enter and exit the pool comfortably without splashing people sitting at the table.

I would recommend looking at stand alone hot tubs and nixing the built in spa. The built-ins look great, but that is about as much as they offer. You will get a lot more bang for your buck with a free standing. We just finished our pool in MD, we went with a stand alone hot tub at the suggestion of our pool builder.

I use the grill/bbq year round, even when we lived in the northeast. I would want the grill closer to the house, so I wouldn't have to shovel a long path when it snows.

How do you come out of the house? That door or the slider?

I would look at a design option with a larger deck and the pool separate/lower than the deck.
