Is three bedrooms enough? Is there a bath on the first floor?

yes! three bedrooms and two bathrooms is goal for 2nd floor — first floor has a full bath…..

And I forgot to add - we really want to create bedroom space that can accommodate a king mattress even if it has to be under a window….

Real rough since I’m in a car (not driving obviously) but back up the bathroom to the existing, center the bed between the windows? This also limits the hardwood floor patching to the center of the room where the closets had been, you may be able to salvage wood from the new bath area.

I think this is a great idea. To fit a king, walk-in, and bath, you will have to play around with smaller closet bigger bath or smaller bath and bigger.

I'm not really understanding the down staircase in the bedroom at the bottom left. Is it a service staircase?

The plumbing in an old house can be a real issue for any change . We did an attic space in a 1905 house and the whole cast iron stack had to be removed and that involved a roof repair . My advice get a good plumber to see what is actauly possible . We finally did a dormer space to do the plumbing hooked into the rest of the house . They usually did all the plumbing in one space one above the other in old homes .Is there a bedroom on the main floor or only a full bath? I see that one bathroom will drive all the changes . Do you need all the bedrooms ? I need mor einfo and I see no staicase on the bottom left .

When you look at the photo of the plans, we are hoping to combine the bottom two rooms into one bedroom with a bath and closet. The current bedroom on the bottom right contains doorway with stairs up to the finished attic. One option is for us to put the new bath under the existing one. There is a full bath on the first floor in an enclosed porch space that xtends off of the house but is directly under that bedroom on the bottom right…….

When I say under, I mean visually when you look at the floorplan. So we could do bathroom there_. or in the room on bottom right up above the current first floor bath_

Is there enough space to create a private suite in the attic space?

Not permitted by code. Goal is primary suite on floor 2.

Here are a couple of ideas if you are still looking. I went with combining the upper two rooms. It seems to me that you can either have a walk-through bathroom or a walk-through closet.

This room even has the offset window.

You could hang mirrors from the ceiling to accomodate the window in my plan 2.

you could switch the shower and tub.

If you forego the tub and use Maddens idea, you could get a nice long vanity with lots of drawers. Shower across from toilet
