Leave it as is. Clean it up and leave it be. You will never get the money back you put into it.

Honestly it looks like it is in really good condition and is well done for the style of bathroom it is. I might hang a print and get some things for the counter or hand towels that add a little color when it is time to take pictures. I would put the house on the market with this bathroom and I don't think it would be a turn off because it's pretty neutral.

I see a couple things I'd do if I were going to stay, but I wouldn't do anything big for a sale. I would remove the cosmetic bottles -- or decant them into something pretty. And I'd add a small plant or flowers. Move the mirror from the toilet tank to the vanity.

This bathroom isn't cutting-edge fashionable, but it's not in bad shape and things are fairly classic.

How much money do you want to keep in your pocket and how much do you want to gift to the new owner?

In this case updating will not greatly impact the selling price. Figure on getting back less than 50 cents on the dollar. So if you spend $500.00 your sale price will increase less than $250.00. You will have gifted the new owner $250.00 and that money is not available for you to spend on your next home.

I am selfish - I would want the money to be spent on my next home.

Before a showing, put the bottles away and put out fresh white towels. Do you have the key for the drawer?

One thing I will say about pictures, both for sale, and what I see editorially in design magazines. Most shoots will have fresh flowers or something colorful, because a room may look Perfectly Fine in real life but come of a little bland in a photograph. And in a bathroom, you can't cheat furniture around a little bit to make a room a little more photogenic, so you have to rely on something colorful.

Photos are not the same as a real life experience of the space. If 9 out of ten people walked in that bathroom with those few bottles on the counter and would either not "see" them at all or think "What a tidy bathroom", but it a photo, you Look at them. But if there is Nothing in the photo at all it could look like an unused bathroom.

There are a lot of factors that go into this:

Who is the target buyer of your home? Do people tend to gut bathrooms when they buy in your area or are they looking for something to live with? Or, do they want all new? What is selling around you?

If people are buying to gut, then don't do anything. If other homes around you have much nicer bathrooms, then adjust your listing price accordingly.

Is it worth doing a small refresh in here or in other rooms of your home to give the impression that it is slightly more up to date or fresher? Depends on what the rest of your place looks like.

I have often invested $100 - $500 a piece in bathrooms of homes I have sold and it has made a big difference. (How do I know? Because the same homes down the street sit on the market and the ones I make small tweaks to sell faster than everything else.)

If you do anything at all, I'd brighten it up. This faucet reminds me of rental unit. It looks kind of dim and assisted living like in here too. (Might just be the photo lighting.) I'd paint the walls a brighter white, play with the bulbs in the fixture, add a new chrome faucet, bright chrome knobs, hang a piece of art over the toilet with a chrome frame, and either ditch the rug or get a new one that feels slightly more fresh. All of that should not be too expensive.

Thank you. All of your reasons above are why I want to renovate the bathroom but, we are hoping to move in the near future. I will paint and get a brighter lighting fixture.
