SubZero needed to sell in 1M range in Chicago?

Hi. We need to replace the refrigerator in our kitchen. We are looking to sell our home in 4 years and are hoping to price it in the 1-1.2M range. This is in Chicago near Wicker Park. We currently have Bosch appliances. At the 1-1.2M price range, do we need to upgrade to a SubZero? Or is another Bosch ok? We don't plan to replace all the appliances before we sell, so we if we got a SubZero, it would be paired with the Bosch range and dishwasher. Thanks so much!!!

I’d be looking at comparable properties in your area and see what they have - both active listings and sold properties. You’d likely need to invest not only in the SZ but also some cabinetry work. I’m switching from a free standing to a SZ and the cabinetry is about 4K in addition to the $13K for the fridge. I personally wouldn’t invest that kind of money for resale. I find it hard to believe someone buying a $1M home these days cares if they have a SZ fridge but maybe your area is different.

Your best bet might be asking real estate agents or brokers who cover that area to help you understand if investing in the SZ would bring enough return on that investment to warrant the expense.. The reason I suggest this is that how much house is available for over $1 million will vary greatly depending on the location. In your specific area there, it’s possible that investing in a SZ would be very wise or maybe not so much; again depending on what is considered “standard“ in your specific area and what buyers expect for just passed $1 million in your location.

1M in Chicago is barely a hair’s breadth above a middle class mid level. No expensive anything needed. It would actually hinder the sale to have better than your average GE Profile level stuff. .
