May I say kitchens close to 17x13?

Our home being built is 17x13 in the kitchen and I'm just curious how others that are similarly sized look since we didn't have a model to look at as we were playing around with it on paper. Thank you!

    And, who designed the Kitchen itself? Was it designed in conjunction with the rest of the home or after the fact? I.e., was a space just allocated to the Kitchen with the intent to figure out a functional design in the space at a later date (not ideal!)?

    ETA: Do you have flexibility in the doors/doorways, windows, walls, etc. -- locations, sizes?

    Without knowing the layout of your kitchen, where the doors, windows, and walls are, pictures of similarly sized kitchens really don't have any relevance to your specific kitchen.

    As has been mentioned above, we need a lot more information. To start, we need answers for the questions asked above as well as a fully-measured layout of the space and a sketch of the entire floor the Kitchen is on. If they can be anywhere, state that, even if it's only somethings that are not yet finalized. For a discussion of what other information we need, see the Featured Answer of the "New to Kitchens? Read Me First!" thread. I've included an excerpt below.

    Please post a fully-measured layout of the space under consideration and a sketch of the entire floor. Both can be either hand-drawn, computer generated, or drawn up with computer/app tools.

    By "fully-measured", we mean a layout with the widths of each wall/window/door/doorway and the distances between each wall/window/door/doorway labeled. See a sample below. If something cannot be moved or changed, label it precisely on your layout (see post in sample) and tell us why it cannot be moved/changed -- we may have some ideas for you.

    The sketch of the entire floor lets us see how the Kitchen relates to the rest of the home. It doesn't have to be to-scale, but it should accurately show how the rooms relate to each other and should include all interior & exterior doors. In addition, it will help us see how traffic flows in, around, and through the Kitchen. Label the front entry and family entry. The family entry is usually a garage or side entry, but it might not be. It's helpful to know which door you use to bring in groceries.

    Regardless of how you draw it up (by hand, computer, etc.), please be sure all measurements are labeled. (Note: Computer generated layouts often lack key measurements and, sometimes, measure to/from things like the middle of a wall or the middle of a window. Neither are useful. Measure each item and the distances between each item.)

    Other questions...

    • Tell us about you and your family and how you plan to use your Kitchen. All-adults? Empty Nesters? Children (now or in the future)?
    • What appliances (& their sizes) do you plan to have?
    • Where are you flexible? Can walls/windows/doors/doorways change (move, change size, add, delete)?
    • Do you have a basement under the Kitchen or are you on a slab?
    • Do you have a separate Dining Room?

    I'm sorry for the delay. This is the most recent and detailed one I can find right now. The dots are where can lights were suggested by the Builder. He didn't give much advice in case we didn't like his suggestions.  


    My husband and I had to compromise a lot, and my dad was dying and died during this process. We didn't have any design help except the Builder helped indicate where the ceiling can lights should go and he made a recommendation on the island that I'm not sure about now.


    But since this was a model we saw in drawing only, I hoped to maybe see a similar kitchen.


    Part of the reason we put the living common areas all on the end is for the views of the filed and trees.

    I wish I had known about being able to ask here when we were making decisions. I sure could have used insight. This manufactured home is expected to be delivered in around 2 weeks. Thanks everyone for reading. I'm not sure how to reply to individual comments, but I can't change anything for now. If we did it would be a remodel.

    Ridiculously oversized kitchen for a mobile home. Giant waste of money for a depreciating asset. Throwing money away.

    This is a modular home built in segments. Not the same as a mobile home.



    I'd call and ask if the kitchen lighting locations are already installed. The recessed can at the sink is correct. I'd move the others forward to be in front of you when working at the counter. Usually 6" in from the edge. I'd just match the sink light. This eliminates shadows from your body. I'd also swap the double bowl sink for a single. I'm sorry to hear about your father. This has been a difficult time for you. I hope we can offer assistance.

    I don’t think your kitchen is too big in relation to the size of the house but I do question the island design. At 13’ you won’t have acceptable aisle space and room for seating along the long end. So make sure that is carefully studied.

    I'd place a work island at 24-28 in deep [not your 48 in shown] and use the wall behind it for 12 in deep coffee bar or pantry storage. you arent doing stools across the long end anyway.... You can push the island closer to dining zone and place overhang at each short end for your 2 stools. Use 12 in deep cabinetry on unused kitchen wall behind island./ 36-39 in aisle / then 24 in deep island /then 48 in aisle/ then sink/window wall. that will fit and a little extra to use maybe 15 in deep pantry /storage on extra wall or 50 in aisle in front of sink. .


    put that blank wall to work / do you just have a cabinet budget or what exactly? on your own for kitchen entirely??

    shown .... shallow island @24 in allows freestanding furniture for use on wall behind... or if you have budget to use pantry /storage cabinets from cabinet supplier. not sure how you get your components w manufactured home.

    Thank you you for those who offered kind and constructive comments. I'll have to do any changes after we get it since it arrives in less than two weeks. I wish I had known how helpful you all are when we were trying to make decisions. I doubt we can make any major changes for a while but I'll check back if we do.

    This is off topic, but if I read the drawing as shown, if you hang clothes in the master bedroom closet you have a one foot wide 'walkway' and the clothes interfere with the swing of the door.

    It may be advantageous to pause the manufacturing of the house and correct design errors.

    Will this house have a fire suppression system (sprinklers)?

    This is a large kitchen. I pulled some pictures from Eagle Homes, and these are probably similar to the kitchen you'll get. Ignore that barn door /other room just past the table in the second picture.




    If this were my space, I'd claim 5-6' on the side next to the utility room as a BIG pantry, then have a smaller kitchen. A smaller kitchen is easier to keep clean, and you can afford nicer finishes -- then everything is stored on cheap pine shelves only steps away in the pantry.

    I'd like to remove the wall "behind" the island. This would remove the lack of space behind the island /would allow for better circulation.

    I'd call and ask if the kitchen lighting locations are already installed ... I'd also swap the double bowl sink for a single.

    Manufactured home, modular home, or mobile home; the terms seem interchangeable with no definite definition. I assume this house is made off site, shipped in two halves to the site, and fastened together on site. This type of home has its place in the housing market but does not fit all social-economical situations and should be considered carefully.

    I'm planning a kitchen remodel right now in a space that is 13x19, with a similar walkway along one long side. It will be very similar to what Herbflavor describes - L shaped with a smallish 30"x65" work island (no seating at the island - I have room for a small banquette at one end of the space) and a shallow 12" deep pantry cabinet on the opposite wall. Hope this is helpful!

    I like herbflavor’s idea to make the island a little shallower and add storage along the long wall. 12” uppers and lowers, with a shallow counter top for important small things like the cookie jar. If you can do lowers with some drawers, those are great for stationery needs like postits and scissors and batteries.

    Any added storage that helps keep the kitchen tidy goes a long way to making the house live bigger.

    If you are getting LVP flooring please ask for a few boxes of extra for when you redo the island. That will be a must do down the road.
