My first Small 1 bedroom apartment needs help with the layout!

hello Houzz community, I need some help, I just bought my first apartment that I need to refurbish I'm not sure about the layout and the design I should pick. can you give me some advice? the kitchen needs to be on the window side and I would like maybe a table, a sofa, tv ( i need to know where to install the sockets and tv antena) The open space should be kitchen-dining-living . can someone help me please? all I have is a open space room (the big one) and a bedroom. the space is not that big so that's why I need help. I love the Scandinavian style, maybe a bit more expensive. Thank you very much. I attach some photos, both metric and imperial. there is a small wall (half of it) in the main room, sometimes the balcony was open and the former owners closed the balcony and the wall remained there, i'm not sure i can tear it down.

Thank you very much.

Please include Imperial numbers for all measurements in large enough font that they can be read on a computer screen. Where is the entrance to the apartment? At the small area at the left? Is there already water in the space for the kitchen?

Can you say more about why you feel “the kitchen needs to be on the window side”? Typically you would place the living area adjacent to the windows. And realistically, I’m not seeing enough room for separate kitchen, dining, and living areas in the large open area— but you might be able to fit a breakfast bar with counter space to eat at that will have to count as your “dining” area. Are there no fixtures in place currently to work with?

there is nothing there, the main reason for “the kitchen needs to be on the window side” is the hood vent. the only reason . but i'm open to new ideas.

Often the drain hookup for the sink can be a challenging piece to move. Where is the current drain and water supplies you can use for a kitchen?

I would have the kitchen straight across the wall that is 133”. Then have a breakfast bar come out from the wall that Is 93”. Or have a table there. You can put a built in desk in the 33” space next to the window.

I agree with Kay about the kitchen, and had started drawing this plan on my iPhone before losing my work. I would also remove the half wall and install built-in bookshelves facing each other to square off the stub walls on each side of the window.

but a Jennair downdraft still needs to vent somewhere.

Are you redoing the flooring? Removing that partial wall will give more usable space, but it will likely leave a gap in the flooring.

It s concrete , wall removed and everything is fine

Here’s a quick rendering drawn with my thumb on iPhone— for stove venting, I would get an above-range microwave with built-in vent underneath (not perfect or as good as properly-vented hoods, but still helps). In living area, couch and coffee table facing a credenza and a swivel chair in the window alcove (with built-in bookcases facing each other next to the windows). Open breakfast bar in kitchen for storage, a dining surface, and setting down groceries/ other items when you walk in the door.

Don’t forget closets! Maybe the whole right hand wall of the bedroom. Also a shallow closet in the entry, and maybe a pantry in the space between the kitchen and the bath.

    Looks great

What do you think about putting the kitchen instead of tv , a round table instead of sofa and a corner sofa on the big wall?

    Somewhere wall mounted maybe?

If this is an apartment, what are the rules & regulations regarding moving things like water, waste lines, etc.? Often, these things are shared with other apartments, e.g., a whole-building vent stack.

Have you checked with your building management about what you'd like to do?
