Hard to suggest an alternative placement for tv without seeing more of the room. But I woiuld get a smaller TV and build in something like shown here and put the TV on the shelves to the left of the fireplace or above the mantel.

That needs to go and honestly not a selling point for resale . We need to see the whole room please Post those pics here in a comment . You could still adda FP just maybe somehwere else but most homes have lots of good heating so often the FP more for ambience than actual heat but we have to see the whole space .

Will suggest that you build out the surface of that end of your room flush with the fireplace and create niches of various sizes for display of decorative items. You could incorporate a built-in to the left of the fireplace for storage.

I would also get rid of it if that was an option. If not then don’t do anything as you are throwing good money at a bad situation.

You can't place the sofa in front of the fireplace as you have it. You need a diferent layout for the room.

good news- that thing is not beneficial for resale, so give yourselves permission to get rid of it!

I would not get rid of a functioning fireplace in Colorado unless there is other alternative heat source in case of power outage in the winter (depending on how you heat the home). I think lots of people would prefer a less than perfectly aesthetic fireplace than none at all.

The fireplace looks great. Well done! The cabinet to the left is too busy though so I would get one that is cleaner with less texture and fewer knobs. The TV could probably move down a bit, too - it looks a little high.
