Basement Finishing -- Bathroom or Storage Area?

We are doing renovations on a mid-century, two story house. The basement is unfinished. It is about 600 square feet, with one large room that has windows and a smaller room where the mechanicals are. We are getting quotes to have it finished and it will be a tv/family room where our son and his friends (currently 11) can hang out. We found that it would not cost as much as we feared to add a 3/4 bath in the mechanicals area. There is just enough space for it. It could be handy to have the extra bathroom, though the house already has a half bath on main floor and two full baths upstairs. But I'm also worried that we don't have that much storage in the house and wondering if it might be better to use that space for storage (could still have the floors finished and some drywall and shelving added to make it look nicer). We probably won't live in the house forever, so resale value is a consideration. Do potential buyers care that much about a bathroom in a finished basement?
