Bathroom tile and layout

In need of tile help in bathroom. We tore out bath to the studs and rearranging but it will be a narrow small bathroom and need help to keep it from being closed in and look larger. Still undecided on wet room but have in the pic. Getting alot of feedback that they are hard to clean. Should I go with dark or light vanity.

If I go with wet room will have to have 60" double vanity

If I go with just a shower can have a 72" vanity

We are selling in 3 years so which do you think will be the best for resale.

    What is the situation with your home and other bathrooms?


    If this is a home where potential buyers are likely to have children and there is no tub elsewhere in the home, then consider how best to place one here. Still, not turning it into a wet room!


    But if there is a tub elsewhere in the home, or if this is a home that is likely to appeal to buyers without kids, then skip a tub entirely and do not make this a wet room!


    To make a bathroom appear larger, use a wall hung vanity instead of one that sits on the floor.





    Use a wall hung toilet. Recess everything into the walls. Do not use a lot of trim, molding, or changes in different types of tile. Use minimal grout lines and non patterned tiles.

    If you do end up doing the wet room, I would not do a freestanding tub in such a tight space. You will have a very difficult time, cleaning around it and especially behind it.

    Have you ever used a wet room bath in a hotel or friend’s home? We have had experience when living in Germany and in one hotel here in the states. Sorry, but they creep me out. All that damp. Everything wet. I just hated them. Make sure it’s something you can live with if you already have a tub in the home.

    It's a hard space, as it's so long and narrow. I'd skip the wet room concept and place the tub /shower on opposite ends ... like this:


    You have 17', so that's 3' for the shower ... 3' for the toilet ... 8' for the vanity ... 3' for the tub.


    This example -- plucked from the internet is 6' wide and shows a storage cabinet you can't afford in your more narrow space, but the general idea will work.


    I'd skip the duplicate sink and have some really nice storage -- maybe even a linen tower on the tub side for some really excellent storage /even a hamper in the lower half.


    You'll only be able to enter the closet through the bedroom, but I don't see that as a problem.


    Do think about where you'd hang towels for both the shower and the tub.

    I love this layout but we cannot move the door so no room for a tub on that wall

    Skip having a tub entirely and just do a nice large shower, maybe with an head on each wall, or a head on one end, and a nice bench on the other, with a spray wand there.
