Really wood is timely, classic and if properly chosen and installed can be a forever floor. The luxury in luxury vinyl is a term coined by the industry and there is truly no luxury vinyl. Is vinyl a good floor, a serviceable floor and the right floor for certain people and applications, absolutely. BUT make sure the prep work is spot on and buy a quality product.

Wood can be refinished. LVT can be scratched and will not last as long as a wood floor.

If your home value will be in excess of $500k LVT would not be the right material IMO.

Think about the finishes that will be next to the floor like doors, railings, staircases, kitchen cabinets etc. Sometimes real wood items make the fake wood items appear like plastic, so be careful.

I would only use wood, unless perhaps there was concern about tracking in sand and water from a beach or pool. It may exist, but I’ve never seen LVT that didn’t look and feel cheap and fake. I’ve had wood flooring for 40+ years in all rooms except bathrooms- zero issues.

Builders say that because its cheaper and there are fewer potential screw ups with LVP. Hardwood is the only answer for a luxury home.
