Struggling With Powder Room Placement After Kitchen Relocation

last month

Hi! I’m in the middle of a full house renovation and could use some layout advice.

I’m relocating the kitchen to the back of the house, which means I need to move the only first-floor bathroom (the laundry room will be upstairs). I’m also converting the garage into living space, so I’ve currently planned the powder room near the front entry.

That said, the placement feels a bit forced—almost like an afterthought—and I’m worried it doesn’t flow naturally with the rest of the first floor.

I’d really appreciate any suggestions on alternative locations or ways to integrate the powder room more seamlessly into the layout. Thank you!

So all permits in plce for the garge conversion? Where I live now they are a big deal to convert like a whole rip down of the garage and proper house build footings done and all else like an actual house . As for the 1/2 bath I would leavit where it is in the new plan and sound proof it really well. Glad to see no more angled corner FP

    Who designed the floor plan?

I don’t like the location of the powder room or the foyer closet. I also don’t think your main living spaces connect/flow with each other as well as they could.

I am sorry that I don’t have suggestions on how exactly to improve your plan as I think it needs bit of work by a pro. You have plenty of space to work with so with some rejiggering of the plan you posted your house will be beautiful.

    Good luck!

If you return to a single front door, and not center it in the foyer, there is room for the powder beside it.

What is that whole open space between the kitchen and dining room?

Or, put it where the coat closet is, and put a closet nearer the front door.

I agree that there are other issues to be resolved by your architect.

It is a splanch style house so you go up 6 steps from the foyer to the family room and then another 6 steps to the bedrooms

The space between the kitchen and dining room will be a butlers pantry

That needs a whole lotta Help : )

Hard to read a you posted, doesn't enlarge on a click

What is the purpose of the garage take over?Who designed it?

Don't post both in the same shot jpeg.......put the old and new one after the other. Might be more legible.

Here is a side by side. It’s a splanch style house so the the back left room is actually 6 steps up

    The Splanch House Style

    • Layout: A center-hall design with a garage & foyer on the ground level, an elevated living room (often with a den/family room behind it), and bedrooms on the top floor.
    • Distinct Feature: The unique placement of the living room on its own floor, halfway between the main entry level and the bedroom level, creates a split-level feel but with a ranch-like footprint.
    • Origin: Popularized in the 1960s on Long Island to navigate high water tables, hence the slab foundation and lack of a deep basement.

The existing powder room location is more convieniant for the pool users.

Are you doing a tuck-under garage, under the new living space at the back?

  • last month

The new garage will be added to the side of the house at a later time

I think you could lose a few feet from the butler pantry to accommodate a powder room that opens to the foyer. (People here will say eww, next to the kitchen and dining, but honestly, how real is whatever issue they have with it?)

How do you get groceries from the car to the kitchen before the future garage is built?

How do you get groceries from the garage to the kitchen after garage is built?

My first thought was the same as bpath’s….

Old eyes? The NEW plan is a screen shot. , It isn't a jpeg, a click goes ....NO where : )

I understand the intent why the Dining is so open to Kitchen even across a Butler's Pantry - because that is the only Dining. But, typically the Powder Room would be accessed from the hall in that Butler's Pantry area. It makes sense to group a Powder Room with circulation/hall/stair and tuck it out of the way there.

    Questions though:

    • where will Laundry go?
    • where is the backhouse/daily entry, Mudroom?
    • are the columns going to be out of scale?
    • edited to add after looking at your other upstairs remodel thread: The Master Ensuite plumbing is right above the existing Powder/Laundry. You are relocating the Kitchen here and opening it up, but some of that plumbing will have to remain. How does that affect your Kitchen layout and ceiling soffits?

I think OP said the laundry will be upstairs.

Thanks bpath, reread it now. Check out her other thread too.
