How to expand this 3x1 to a 4x2?

In your opinion, what would be the best way to renovate this home from a 3x1 to a 4x2? Renovation budget is $250,000. House is on an approximately 660m2 block with heaps of room to extend out the back!

    Is this in the US? Can you share a floor plan with feet and inches, including windows and doors? This is an American site and were are lazy when it comes to the metric system. Do you have elevation drawings as nothing is renovated in a vacumm.

    Thank you for your comment! This is an old home we are thinking of purchasing, but want to make sure it is achievable to renovate.

    Apologies I didn't realise this was an American site 🤦🏼‍♀️ I will try to convert measurements and get back to you :)

    If you expand upward you won't have the cost of additional foundation. You will have the cost of adding a stair.

    The obvious place would be into the alfresco area I have no idea if going up is doable that would need to have an inspection to see if a second level is possible . IMO you need that inspection no matter what to find out what is actually doable before you buy. So IMO hire an architect to at least help with what could be done with your budget . BTW adding a staircase eats a ton of sq footage which you do not really have in this home . 250K goes very quickly when dealing with plumbing , electrical maybe the heating and cooling for thta size addition. Can you maybe find a house already with those things you need.

    Id go up. stairs in bedroom 3. Upstairs, two bedrooms, a bethroom and a loft lounge.

    It appears its already been expanded for bedrooms 2 and 3 and that has taken a lot of the light away from the living room. And then you want to add another bedroom and bath. I would keep looking for a house that better suits your needs.

    Thank you all for your comments. This home is kind of "the worst house on the best street" situation. Please see attached pictures for more of an idea. We would consider converting the garage to another bedroom and bathroom, and perhaps a study...this would stay within the existing roof and foundation line...

    The garage location seems kind of odd for another bedroom and bath. Up is a better idea, depending on foundations, structure, local regulations, etc. You seem to have enough space for a new stair to a second floor.

    I think the garage is an odd place for a bathroom too. You would also have to have the garage inspected to see if it is built correctly to convert it to a bedroom. Sometimes, garages dont meet codes for living areas, and have to be torn down and all rebuilt to be able to do that.

    Thank you all, good information to know. We will be getting a building inspection and determine if the foundations are strong enough for a second storey. Appreciate all your thoughts and ideas :)
