Awkward Fireplace placement

Hi friends! These pictures are from previous owners listing. We haven’t moved in yet, I really need help in redesigning this layout, we are open to new flooring and all kinds of renovations so please pour in your suggestions.
I’m stumped about what to do about this fireplace, 2 options I can think of, moving dining there in front of fireplace and making the dining room into a small formal living room? Our tv and console next to fireplace and have sofa furniture or sectional facing the Tv? Would it look more awkward to have 2 focal points?
2nd option is to remove fireplace entirely so I can put a large artwork centered in the big room?
We are also looking to update the kitchen and open to moving around pantry/coffee bar

    You should live in the home t least 6-12 months before making any changes. You need to know how you will live in the hose first. You don't show a picture of the full fire place.

    @jck910 100% agree, we live in a very similar home currently with the exception of this fireplace, want to get some ideas because we need to replace carpet asap

    I do think it would be a good idea to live in the house at least 6 months before making any changes. Not sure I see the point of swapping the living room and dining room. It's OK to have two focal points in a large room like your living room. For example, the fireplace end could be a cozy conversation or reading area with bookshelves, while the other end could be focused on a TV.

    Or you could have a TV over the fireplace (not the best situation IMHO) and use the other end as a library or music room or home office or....there are lots of possibilities.

    IMO that large space can easily have 2 seating areas so why not a nice one at the FP and another for TV watching . Waht do you need more seating or dining?

    We have a large extended family and host often so dining and family room together make sense for us for watching games etc

    I have never wanted to live in a home that didn’t meet my expectations for 6-12 months only to move put and then go through a renovation and chaos again. Nothing wrong with wanting to make changes. We’ve done it twice with zero regrets.

    If you were to move your dining room to the area in front of the fireplace, what would you do with the current dining room?

    We are thinking of making the current dining into a formal sitting room with a library wall and a coffee/bar

    I’d tackle flooring and paint before i moved in for sure - i’d want everything the same thru the living areas, once the flooring is decided it will help drive the other decisions

    I do agree the flooring done before move in makes sense not the painting . If the kitchen is going to be on th reno list then order enough of the flooring to have on hand for the kitchen for sure . I do not like aTV in my dining area if I have kids in fact I do not like TV in the same room as the FP so I think you do it for how you live . We have many dinner parties so no TV in my DR or even close

    Depending on how your family lives I might make the living room a living dining room ajd the dining room a sitting room. I would probably have a tv in the living and sitting rooms and make the sitting room
    More like a family space where kids woild go when adults were over.

    I like your idea of combining the spaces into living/dining and then doing a separate sitting room in the now dining room. The current dining room seems too separate from the kitchen to function well as a dining room anyway. Four chairs and a round table, along with some bookshelves will make it a flexible space. What kind of flooring will you be using to replace the carpet?

    We are looking at dark tone wood floors, in the shopping phase havnt finalized yet since we are getting quotes for new carpet in bedrooms upstairs

    Would you consider a mid tone floor versus dark? Dark floors show every crumb.

    This might work for you...I did not measure the pieces...just a concept sketch. TV is blue line on a console to the right of fireplace.

    An even longer Dining table could seat three on each side for 8 total.

    There is somewhat of a sightline from the breakfast table to the TV in the other room.

    I'm so pleased. Our living/dining room is set up like this and is so cozy and practical.

    We have an ottoman in place of a coffee table for the feet. It's like a chest for storage, and the tops flip over to a wood table top tray. Ours has two trays.

    Something like this sectional looks like would hold a lot of people ...not for formal entertaining...but for good to sprawl on or cozy in the corner section to watch TV with kids or adults.



    I would advise an air popcorn popper and use no butter on it. Has saved us a lot of cleanup in the TV area.

    Instead of a sectional, I’d recommend two couches. Far more versatile. A massive section al will really block the room. They are also kind of awkward for entertaining. Im about to replace ours with couches. Also, consider hardwood in the bedrooms as well with area rugs…or at least in my area, all new builds are foregoing wall to wall carpet.
