What would you do with this layout?

Do you think what I want is possible? In the dining are sliders to the carport.

  1. I need a kitchen open to the dining for which there is at least a small peninsula to prep. Can NOT work up against a wall. A dining banquette is always good but with those sliders to the carport, not possible😄?

  2. I don’t like fully open concept. However, looks a little claustrophobic in that living room.

  3. Would like room for a 5’ dresser in that tiny second bedroom. Twin bed is fine.

  4. Would prefer larger closet than huge bedroom in primary.

  5. Not ideal for resale BUT, if I had to, I would consider having only 1 bathroom.

    To open the wall betwen the DR and the kitchen I think is pretty doable. The small bedroom gets a bit tricky for furniture but a twin bed against a wall and a good closet oraganizer might be the answer no dresser. .The MBR closet issue will be a bit more complicated . I would not sacrifice a bathroom . There should be a way to reconfigure that bthroom closet area to maybe even get a nice small walk in clset if you put the entry into the bathroom where that small reach in clset is now and run the new closet across the back of the bedroom It would have 2 windows just make sure thiose have blinds .

    Is this a new build or are you renovating an existing house?

    Where does the center staircase lead to? If there are more 2nd floor bedrooms/bathrooms and you only need a primary suite and guest powder bathroom on the 1st main living floor, that changes the bathroom suggestion, below.

    Is the wall between the kitchen and dining room load bearing?

    Are you redoing the entire kitchen or just adding a peninsula where the to-be-removed wall is? If the latter, can you match existing flooring, cabinets and counters?

    Can you move the dining room exterior door to create room for a banquette? If not, stay with a traditional table and chairs.

    Consider widening the opening between the living room and dining room.

    A twin bed measures ~38ā€w x 75ā€l. There should be enough room as-is for a twin and 5’ dresser in the small bedroom. Alternatively, you could take the closet from the master bedroom to use as a nook for the dresser or 2nd closet with built ins (to omit the dresser) in the small bedroom in order to fit a larger bed.

    Personally I would not combine the 2 bathrooms into one. The primary bedroom is long enough to consider reconfiguring the bathroom end. Use something like 3’- 8’ to create a reach-in or walk-in closet(s) along the back wall with the small window. Incorporate the old closet into the primary bathroom to square it off for a larger bathroom that would then need renovation.

    The view from the living room is right down into the center of the primary bedroom. Consider adding a solid-wood pocket door in the shared wall between the kitchen and bathroom so you can close off the bedroom wing from sight and sound.

    Some first initial thoughts that will need refining. The dining patio door to carport can be closed off and instead put in a door only. OR You can also make the back window in the dining room a patio door as the entrance instead. Your bedroom is big enough to give the small bedroom the master bedroom closet which makes the room longer for a dresser but not wider. You also have a lot of room to put in a walk in closet near the bathroom. Removing the windows in the closet or adding black out blinds or closed in storage inside the closet.

    Extremely bad at ā€œdrawingā€ but do you think there is room for closet (blue) and twin (green) if use sliding doors?

    You can leave the closet where it was and put the dresser into the new area that you took from the master bedroom. I would not put a closet where you show it as that takes up the width of the room. You have more length now.

    If the foyer entry into the house is between the living room and staircase, consider adding a closet to the right of the front door.

    Depending on budget, it might be smart to look into switching the dining and kitchen. Then you would have direct access to the kitchen from the carport as opposed to having to walk through the dining to reach the kitchen. Other than that, Lorraine's plan looks pretty feasible. I don't know if you necessarily need a large walk-in closet but with 10.5', you have a nice wall available for a wall of reach in closets, which can be quite efficient for storage if you're willing to lose the window on the back wall.
