Design layout advice

Hi there! We are embarking on a reno and having trouble thinking through layout options for the front of the house.

In terms of priorities, they are:

- kitchen redo, for more space and flow (especial eliminating the wasted space in the current eating area

- we hope to turn the large front bedroom into a kids room and then use some of the extra space for a larger front closet/mudroom or a smaller office space, however the room dimensions are proving to be challenging

- additional entrance storage where possible

We are definitely open to taking down some walls where necessary, particularly in the kitchen/eating area to make space for a larger island.

Any suggestions or advice would be greatly appreciated!

edit: there is a large dining room above/"north" of the kitchen, which is currently where we always eat

How many people is the house for? Are there kid bedrooms downstairs?

There's no way to tell from the floor plan which walls are bearing but it's likely the ones highlighted in red support the second floor and roof.

I would not sacrifice an eating area for an island.

Thanks for your response! I should have noted there is a large dining room north of the kitchen, which is currently where we always eat

If you can post the full floor plan with lots of measurement in large type you'll get good feedback.

Beverly, there is not a second floor, just roof. Unless this is a multi-home setting with another home above. edit to say, the raised cielings so apparently not a second home above.

there is a lower level with 1 bedroom, but we hope to have all kids upstairs. Currently we are 3 (two adults and a baby) but we plan to be 5 eventually :) so we hope to create a space we can grow into as our children age
