The renovation in my little guest house is almost complete, so it’s time to start the big reno! This is for my cabin in the mountains that I currently live in, but will become a vacation rental when my family isn’t using it. I will be moving into the guest house full time as my husband passed away and I don’t need the big cabin just for me. There are 4 bedrooms and 4 bathrooms total, this is the upper level and this will be the only bathtub in the cabin. I feel like I do need at least one tub for people with kids(my grandkids still use a tub) and for re-sale if I ever decide to sell. The windows shown are original and will not be moved or changed. The area in the hallway also has a stacked washer/dryer. Both bedrooms have a king bed.

Option 1, the bigger bedroom (the current primary) gets a wetroom with a bigger bathroom overall. I would do an alcove tub under the window. I can also fit a 60 inch vanity so can do 2 sinks if that is desirable. And the toilet can be private. This seems like the best for re-sale for someone who wants to live here full time.

Option 2, put the tub off the smaller bedroom, this will be a tub/shower combo.

Option 3, smaller bedroom still gets the tub/shower combo, but shifted down across from the toilet. This gets a small area in the hallway that I can add a little coffee station, which is an amenity that is common in the area for rentals. It also allows for the toilet in the ”primary” to be in a private water closet (or not, I can just put the toilet next to the vanity).
