New Bathroom layout

Hi,

We are planning to add a master bathroom. Here's how much space we can have for it while still having a normal size master bedroom.

How should we plan this? We will be using a designer and contractor but before that I kind of want to get a picture of what our options are.

I'm attaching a draft (handwritten) for reference. It's not the nicest, but the measurements are accurate.

We want a small shower, toilet and small vanity. What would be the best layout?

    Here's the plan of the bedroom and bedrooms surrounding, for reference.

    The red is the proposed layout of the bathroom.

    I'm including a closet from the next room for additional space.

    Is this on a 2nd floor? If so, is there any plumbing in the floor below?


    A bedroom without a closet is still a bedroom, by code, but many RE agents discount it.


    Have you considered other options for "carving out" a space for an en suite bathroom?

    I think you misunderstood me. This is the portion we removed from the bedroom to create a bathroom. There's a window there, though I'm pretty sure you don't need a window in the bathroom according to code. And there will be a big window in the bedroom still. It is on the second floor and there is plumbing there. What I need help with is the layout.

    Yes, I'm taking square footage off the master bedroom, we want to make a small master bathroom.


    I'm taking suggestions, any suggestions, even changes to the size. We're still in the planning phase.

    Yes, the bedroom occupied. It's not large, but it's a kids room. I'm pulling from one closet, but there's another larger closet next to it.

    Is the existing bathroom really as large as it seems? Because it dwarfs the proposed master bathroom. And it also looks like you're making your master bedroom smaller than the other bedroom next to the bathroom. But it's also possible that you haven't drawn the space to scale.

    It's not drawn to scale but all the measurements are there.

    Actually all the measurements are not there. Use graph paper and draw it to scale if you can.

    I rewrote all the measurements, I don't have graph paper but I tried making it a little more accurate. Does this help? Here's the measurements as is, without taking of space for the bathroom. How much can we remove for a bathroom?

    Do you need all three bedrooms? Where is your laundry space? If you need only two bedrooms, then I would sacrifice Bedroom #2 -- divide it into a nice size primary en suite on the window side and create a laundry area that opens to the hallway.

    I need all 3 bedrooms.

    The laundry closet is next to the existing bathroom.


    I don't mind if the new bathroom is small, but I still need it.

    We understand. You do not understand what WE need, The dimension for every solid wall, every window, and its exact location within a wall. for every room. Every door opening, and we can not tell if your dimensions include entries to the space or not. There are no dimensions for bed 3. You still do not have that on the second plan, on lined paper, and difficult to read.

    It takes some effort on your part to get valuable and FREE advice, and few here will put in the effort minus your effort. Accurate, neat, bold, legible.

    If you have the house plan as it currently exists? Post that and add all dimensions that are missing..

    Otherwise? You hire at the very least, a draftsman to provide an accurate as is condition with all the information and a. plan, which we are happy to help you adjust to your liking as is possible..

    OR?



    Buy a SCALE ruler, use the 1/4" side, a BIG piece of paper, 18" x 24"........and then note the dimensions: )
