I start by wanting access to the hot tub from the master usually. It does depend on how you plan to use it so a bit more info please.

I think there is likely access to the yard from somewhere- maybe from what looks like a deck(?) shown on the far left side of picture. But I don’t know.

I can’t edit the actual photo with AI at the moment. But even if I could, AI and I do not have enough info. I can’t just say ”insert a hot tub”. AI will tear the house up. I need to give AI more specifics, if I want a viable design result. And honestly, from this one limited view that I’m able to see, I do not see a good place to insert it, thus far.

I did a few, general AI renderings, though. Your situation made me think of a friend of mine in Florida/West Palm Beach. He has a hot tub in a gazebo. Maybe something along those lines could work for you.

You want the hot tub to have direct access to the house which neither of your locations have. What else is on the back of the house. Can we see the deck to the left?

Do you have an outdoor shower? Proximity works well. Also, I see part of a deck. How about under it?

Hot tubs required maintenance...a lot to keep it clean, running smoothly. It takes some serious electricity, which in my neck of the woods is huge. Get a tub with an automatic clean cycle, ans a solid, secure top that locks.

I wonder if this is the only spot for the hot tub.

I'm asking for more photos of the entire yard, thanks. Landscape elements should consider the entire space and how to incorporate them into a cohesive plan.

What is the height to that wooden structure? Could an average-sized person (not NBA player) stand under it without bumping their head?

If not, then the tub can likely not be placed immediately adjacent to the house. You could place it at a sufficient distance from the house, and perhaps use some type of awning to shield it from second story view; which you may want to do in any case.

Or some type of pergola designed to fit there.

The hot tub goes where the blue square is. AI would not let me move it lol. Adjust the privacy screen dimensions as needed. Put stepping stones around it in the lawn as needed to access the path.

Maybe there is a reason why AI wouldn’t move it there. @tracefloyd.

Just to note: I do not see the issue with not having immediate/direct access to the hot tub from the house. Maybe because I have experienced using hot tubs in private houses which have direct access, as well as do not have (as) direct access. And also, have used hot tubs in apartment building complexes, which have community hot tub type situations. Those apt buildings were in Los Angeles, CA. So fairly warm most of the time. But even in the cooler evening temperatures, I never found it to be a problem. If I really thought it was going to be a problem, I would bring a blanket or something to wrap myself in. And these things are pretty easy to arrange, when it’s your own house.

The gas and water lines have been placed under the window nearest the retaining wall.

It seems like the hot tub would be an obstacle in the location you have suggested.

And I do not know why it could not feasibly also be placed in area that the OP was originally wanting it to be placed. i.e. the area that this dilemma post question is focused on. I think that is why they put the gas and water lines in that location. Also, where you place it does not really seem like it would be a particularly relaxing spot.

Anyway, I don’t know. If she wants the hot tub between her bedroom and the son’s- and it will likely be closer to the son’s- both he and she will need some privacy. The tub should be set away from the windows and some type of privacy screens/screening. I have given her a few ideas. Hopefully, she will figure it out.

I would not want it right next to the house. It seems too close. I would put it by that tree and rock formation and create a little oasis there, so it can be more private and have a nice path from the patio area.

I like the hot tub there, too, Debbi. Away from the house and in a nice spot there by the tree and foliage. Except, it’s very out in the open, there, and I don’t know who would be viewing it from the second floor. For the first floor (I guess mainly would be her son looking), she could get some type of screen. The second floor ’audience’, she needs something over the hot tub. No other way.

This is why I suggested a gazebo.

Also, I don’t know if the water and gas line situation would work in that location.

Somewhat secluded over there; plus- the wooden privacy screens help. I’m not sure that the hot tub is fully hidden from view of the second story bank of tall windows. Maybe OP is not concerned about that. Who knows.

I was thinking about the privacy. What about a nice pergola so you can look up at the stars or catch some rays and you can also hang drapery. That way it's not such a solid structure.

I would be embarassed to use the bathroom if the window was open while the hot tub was in use.

@rfharmon - is it a shared bathroom or your own ensuite? If it’s your private bathroom, then that seems fine to me- if the height there is enough for you. Plus, you could move the tub a bit further out so that it clears the wood structure a bit more, as I mention in one of my comments upthread. That might be a perfect place for the tub. You just have to be mindful of the height with getting in and out of tub. But it’s not like you are ever going to be standing on the actual wall/rim of the tub, itself.

It looks like the yard may dip along there for drainage. Has someone looked into that? Personally - I would not want it that close to the house
