Need help assessing builders

I understand that it takes times and resources to come up with a quote, but is it customary for a builder to charge $1600 before he gives you a ball park figure on the proposed cost of a project? I don't know how to compare builders if they charge that much for a quote. I cannot afford to pay three different companies $1600 before I decide which one to use.

quotes should be free, they want the job, right?

It should not be a quote, but a bid, with three contractor bidding (without charge) for your project. lowest bidder (or best bidder) wins

Ask your Realtor for a referral. He or she likely has seen work done by the contractor and has referred them before, so getting at least a ballpark idea should be easier.

A true estimate will take days to prepare depending on the scope of your project and utilizing allowances for selections. We offer a very basic price range when we come out to site for $250.00 fee. The $250.00 covers our cost for our time, vehicle use and estimating software. After seeing the space we can offer a range of the cost to build what is discussed so you can determine whether we are a good fit. We cannot give a build able price without the selections of materials and the actual design is complete. We offer a design retainer so all selections and design decisions can be made and priced accurately before signing a contract to build. In the event you don't go forward then you have a build able design with all selections completed. You can then hire a different contractor should you choose.

Perhaps the initial questions lacks some key information. What exactly are you requesting services to do? Custom new home? Gut rebuild and/or remodel? Addition? Kitchen or bath remodel?

There are many business models that adapt themselves to each type of project. If this is a substantial project; new construction, major remodel, additions etc; then expecting accurate "bids" without plans or details is not going to be realistic. Knowledgeable quote ranges are where you would start with experienced professionals in this situation.

Understanding the $1600 fee requires knowing what type of company or professional you approached. Was it an architectural firm? A custom home builder? A design-build company? A general contractor? Knowing what your project entails will inform a bit more on where you are starting from, in terms of details. We can chime in on what to expect from there.

Good point Foresight. I had the same question...but forgot to articulate it.
