Help make this townhouse more modern/contemporary

My daughter is in escrow to buy her first home, a townhouse in LA. (The furniture is the seller's.) It was built 10 years ago and has lots of great features, but is a bit "generic" with a Mediterranean leaning. My daughter wanted something that could go more modern. There is not a lot left in the budget so we are talking minor things, like paint colors, trying to do something with the horrid stairs, maybe refacing the fireplace and the like. I am thinking going lighter (less golden) on the floors and more into warm gray tones for walls. (I am not sure what colors are in the granite, which we don't care for, but need to leave for now.) would love a kitchen island but unsure what style and materials. I don't want it to match cabinets we might change or darken in a few years. All thoughts and suggestions are welcome and appreciated!

    Thinking about glass and stainless but I fear it is beyond the budget. Might just need to paint the iron a pewter-ish color with metallic paint.

    Ok design people: would glass and stainless or stainless and cable look terribly out of place with the moldings on the stairs? Carpet would be eliminated and stair steps would be painted.

    For a simple, affordable railing, I use stainless cable rails. See attached photo from our Port Ludlow house.

    I would suggest sanding and refinishing the floors natural with a water borne clear poly finish in satin.

    With all the white framework dark gray or taupe walls would be awesome for a modern look. Unless you go lighter on the walls and repaint the stair posts, etc in black or bronzy finish, but then you'll need to redo framework also. Either way you go, the flooring is not a bad compliment.

    Can I get input on a adding a kitchen island? The wall the does not show in any of the pictures is just a solid painted wall with a door to a walk in pantry in the middle.

    Depends on how big you want the island to be...will you want a sink in it, etc...
    Looks like you would have enough room for a standard size island. I think the trend these days is that the island can be a totally different color or stain from your cabinets also, different level for seating and eating at. So you do have a lot of options!

    It's a beautiful home with a great layout, no matter what style she chooses besides Mediterranean, I'm sure it will turn out great. Another angle (picture) to that kitchen would be great to see though! By the way, glass and stainless is so commercial looking to me, (unless it's in the kitchen) and talk to millwork person on ideas for the stair railings, etc.

    The color on the walls look okay. I would paint the entire railing a bronze. Keep the trim light but instead of white white I would choose a softer white. Scale is the key for decorating here, so I would add a big burnt orange pot with a full plant over the closet and remove the smaller pictures from the walls and go with larger pics with dark frames but with off white matting. Add a cream colored roller shade to the small window going up the stairs. keep window treatments similar but simple. Stain the floor a darker color for contrast even against the kitchen cabinets. Add larger bronze or black handles to the cabinets with matching facet and handles. Change the surround on the fireplace with drywall painting it the color of the walls but add a cream colored mantle with trim around the firebox.
