Bath Floorplan "cold feet".

We have plans to redo all (and add one) baths in our house. We tried a number of different configurations, none of which wowed us. We "settled" on this one, but always thought there was a better plan. Any suggestions appreciated. :)

    Can you tell us more about the adjacent rooms? The floor with the laundry room looks good to me (kitchen and bath designer speaking). I assume the other floor with the large bathroom is the master suite. One small improvement you might make is in the smaller middle bathroom on that floor. If you "flipped" the door and the toilet/sink wall (meaning the door is on the right side walking in and toilet and sink on left), then that corner outside the bathroom wouldn't be a wasted corner. You could put a piece of furniture there or even turn it into a closet. The disadvantage of doing this would be when doors are left open you can see into the bathroom from the hallway.

    Thank you so much for your suggestion and comments. I attached pics with labels for the other rooms. I like your idea, but if we "flipped" the 2nd bath, the toilet would be on the plumbing side of the tub. Some of the concerns I had with this overall plan are: 1) closet sizes for other bedrooms. 2) Whether that middle "bonus" will be big enough to be usable space. Would like to have enough for some sitting/reading/television. 3) strange shape of Master closet, i.e. toilet is set back and we captured some dead space so makes an ell. 4) is it worth putting that wee tub in on the first floor bath, or rework that space.

    Don't be concerned about the odd shape of the closet - if you'll be putting a closet system in, you can run hanging clothes along the left wall (vanity wall) which take up about 21" of depth, and then change to open shelves where it jogs (toilet wall). The shelves can be for shoes, sweaters or whatever you like, but by the time you fill it up you won't even notice the jog in the wall. I can't read the measurements on your plans so it's hard to comment too much, but if you are questioning the usefulness of the tub on the first floor, you may want to just make that a powder room. I don't see any bedrooms down there, but will it get used? Many homeowners are switching to at least one tub on the second floor and a shower on the first in case there are future mobility issues. On the other hand, if you have kids that you want to bathe downstairs then I'd leave it. Good luck with your project!

    Thanks for your comments. I attached zoomed in pics with dimensions on MB and 2nd bath. The closet for BR1 is made out our "new space" which is also where the MBA is going (so they are competing). That closet is framed 4ft wide 2ft deep. Now I'm thinking that might be too small?

    The size of the closet is a standard size - it's not that big but if it's a room for one person it should be plenty. You could always extend it farther into the master closet if you don't mind sacrificing space there but it would create another "L" corner in the master closet.
