Are you thinking of redoing the pink bath? Changing out the brass for chrome? Get a frameless shower door. Take down the towel hook by the shower. replacing tile with granite? I'd go white: Keep the window treatments and paint the room a light green. and

You might want to have a professional take the listing photos. Don't think you have to photograph every single room either. Take the best.

Declutter and neutralize. And talk to your realtor before spending money on the project. Your realtor will tell you what paint colors to go with and what things need to be changed for you to sell the house in your market. Not sense in painting the bathroom green if your market does better with beige!

I have rented a storage area- did declutter a lot.. Any things glare out at you?now, I am ready to get rid of anything else- Will put extra money in so it goes quickly. I get improvements at cost, so if it will separate this from another, I'm in. Have to live here, but, AM RECEPTIVE TO ALL REMOVAL AT THIS POINT! Your house looks fantastic. It's presented better than 99% of the houses I have seen on the market in my area. If you feel like you must do something, move the small breakable vase sitting on a pedestal in the sun room where someone might brush by.

You could repaint the pink bathroom if you have nothing else to do, but really, it is fine. If you do repaint, use a fashionable very pale gray with undertones that go with your tile (I can't tell if the tile is a warm or cool off white). Replace towels with fluffy new white ones. Take down the window treatments if you repaint, of course. If you do repaint, have the professional photograher come back, and make sure the updated photos actually get posted. Often services like Redfin, Zillow and Trulia grab the first photos and don't update.

Don't spend a nickel on renovations that are not expected for your market. In general, sellers make back their money only on cleaning, repairing, decluttering, and painting. Everything else is usually a net loss, but YMMV. Talk to your agent about what is expected in your area. Don't spend more money gilding the lily.

Looks very nice and not cluttered at all. Of course paint the pink bathroom neutral. I'd also replace the brown shower curtain with a nice white waffle weave. Use big white towels in bathrooms, which evoke an upscale spa/hotel feel. The valances in the master are kinda foo-foo. Lots of people don't care for them, so remove and leave just panels. P.S. Get a better, bigger view picture of your kitchen. That pic makes the kitchen look tiny and I think there might be another whole section not shown.

The house looks nice overall - good job thus far! The items that struck me when I looked through the pictures are: 1) the pink bathroom - the color is fun, but will probably turn off most men and some women, probably needs to be changed, possibly to the nice beige/brown seen in the other rooms; 2) the draperies/valances in the pink bath and master bedroom are dating - need a more modern look with cleaner lines - maybe roman shades or woven natural fiber weaves (i.e. bamboo or reed); 3) the countertop in the pink bath - granite or quartz will look better; 4) the game room looks dark - can't tell if it's lack of light or the paint color (or both); 5) the 3rd bathroom in your posted pictures also comes across as dark - possibly lightening the paint, and changing the counters here as well. I would not add any more green in the paint scheme. Green is not a color that is universally liked, even though it can look nice, it's too trendy for some. Do remember, even though changing the paint is an easy fix, many people looking for homes think it's too much work. The master looks fine as is, except for the drapes/valances. If you want to go so far as updating the shower in the pink bath, that will help the look - to frameless, as houssan suggested. Removing everything sometimes helps, although your furniture looks nice. It depends on the people that come through to see the house - some like empty, some need help to see how furniture fits. However, if you keep the furniture in the house, make sure to organize the closets! A cluttered, disorganized closet (although normal) is a turn off. Also be sure there aren't any disagreeable odors. I think vessel sinks are so trendy and under-mount is a safer option, They appeal to a wider group. I think a house staged with furniture is much better than an empty one. An empty one looks smaller. It also looks like the seller is more desperate. I suggested green for the bath because of the window treatments, but gray would also be nice. (BM - feather gray), (BM - pikes peak gray). A gray with a green undertone would also work, like BM - horizon gray:

Agree with houssaon. Widest appeal is under-mount. House staged is much better for showing because most people can not carry dimensions in their head. They will walk into a 15 x 20 room and ask if a king size bed can fit. Empty rooms do look smaller. The furniture you have shown works well. the exception to this would be if the furniture is dated. In that case it pays to stage professionally or have it empty and stage the important rooms with up to date furnishings. You don't have that problem at all. Get rid of the pink. Ensocar above has good ideas. You are almost there.

It's hard to sell in a bad market with waaay too much competition--I can relate. Here are my suggestions-- with my "selling" hat on (not home decor hat). Many others have addressed the Master bath paint, but these haven't been suggested:
---Your house will sell fast if it looks like the best deal....have you looked at what's for sale?
---First impressions are most important. Remove the grandfather clock if possible. You also have it at an angle which makes it look like there really isn't enough room for it
---remove the tall DR hutch...same thing, looks crowded at an angle.
---remove clock in kitchen-- and toaster from the little counter. As others have mentioned, get better pics as it looks too small for the house as it's shown here
---paint green bathroom--dark beige.
--master: Light fixture, Paint neutral... Etc. try Silhouette blinds or something instead of valences. - you could try a remodel allowance & let the buyer choose the finishes

You have a beautiful home. I wouldn't spend money on renovations. Best to just paint over the green and pink walls with a neutral tone of gray or beige. Remove the valances and towell hook in the bathroom. The gold trimmed shower doors look dated.

Depersonalize by removing family photos and collectables.

thanks to all of you! the master bath is actually red, painting it a grey variation, putting granite, not sure what color granite with pure white cabinets and white undermount sinks, white tile on floor. Not a fan of black granite with water, and that is the point, right! nickel single fixtures. still will be a 36 in. molded small shower, but am thinking of just replacing doors with frameless . OR.....I could spend $ and tile a whole new really nice shower w/ frameless? The vase is going- new blinds ordered for master, valences taken down, hiding wiring in wall for TV in bedroom. the blinds in great room are all up to show massive windows. (which is too bad as they were really good blinds, unlike cheap ones in master!) Unfortunately 6 panes are water damaged, so by showcasing the windows, money! All the realtor wants to do is take more pictures of the golf course! I'll be sure and let you know if I sell it- thanks again! BTW, the market is tight here like many, but, this area does move if appropriately presented. All I am doing is watching HG tv house hunters and flippers and making more to do lists!

It looks like a beautiful home to me. The only items that jumped out in the photos were: 1) the valanced, heavy looking draperies 2) personally chosen bold colors, particularly the bathrooms 3) furnishings evoking an older generation who appreciates classic/family items, e.g. grandfather clock. Lighter, simpler with a focus on bathrooms/kitchen would do it. Best of luck.

One more thought on furniture arrangement in LR...move the lamp table on the right to the back left corner and use the two little tables as coffee tables. (Remove one lamp)

Not sure if you really need to spend any money on remodeling the bath, seriously rethink before you do that. If anything, get rid of the pink paint and go for something more soothing, like a soft blue or blue-grey, or a creamy yellow. Otherwise, you are good to go. Just clean clean clean, windows, all nicks and scratches in the trim work, scrub and shine the kitchen in and out of the cupboards, clean out all,light fixtures, and minimize stuff every single room, closet and cabinet. You'll be fine!!!

If you must add the granite, try the same kind as in the kitchen with the same beige paint. Or for such a small piece for a two-sink vanity, I'd consider a plain quartz instead.

Putting an expensive frameless shower door on a molded fiberglass shower doesn't seem to make a lot of economic sense. In my area, replacing shower with new shower pan and all new midrange tile runs about $5K plus shower door and new plumbing. Add $2K for new vanity top with new sinks and new faucets. Your area prices will vary, of course.

People don't want a half-renovated master bathroom, they want everything to look the same age, preferably newer than new. Your decision.

The only thing I would do is paint the pink bathroom. Pick a neutral color that works with your valences and buy one set of new plush towels used only for display.
